Emergency Commercial Plumbing in Linden, NJ

Commercial plumbing is the plumbing in a business or multi-unit building: restrooms, kitchens, floor drains, water heaters, and the lines that tie them together. We serve small and mid-size buildings in Linden, not industrial process plants.

This page covers what we do, the grease trap and backflow work that business owners ask about, and where we are the wrong call.

Who We Work For in Linden

A county profile based on 2013 to 2017 data shows industrial zoning concentrated in the southeast along the Arthur Kill, with most residential zoning in the northwest. Linden is home to the Bayway Refinery, a Phillips 66 plant, and the city-owned Linden Airport, which sits at 1101 West Edgar Road. Our address is also on West Edgar Road.

For a business owner that matters in one way: Linden's commercial buildings range from storefronts to industrial sites, and we take the first kind. We serve shops, restaurants, offices, and landlords, and we tell you plainly when a job is outside our work.

Business Plumbing Emergency: Steps Right Now

When water is running in a shop or building, close it off first.

Close the right valve

Find the main shutoff for your suite or building. In a multi-tenant building, ask the landlord or manager which valve feeds you.

Protect stock and equipment

Lift boxes, inventory, and electronics off the floor. Keep people clear of wet floors.

Stop using drains

If a floor drain or toilet is backing up, stop flushing and running sinks, and do not pour chemicals into it.

Document the damage

Photograph standing water, ceiling stains, and affected goods for your insurer before cleanup.

Shut down the kitchen if grease is overflowing

Turn off dishwashing and fryer drains so no more waste enters the line.

Grease Traps in Restaurants and Delis

A grease trap or interceptor catches fat and food solids before they reach the sewer. When it fills, the kitchen drains slow, smell, and back up, usually at the busiest time of day.

We repair the plumbing around the trap, clear clogged lines, and replace failed fittings. How often a trap must be cleaned depends on its size and your volume, and some rules may come from the Linden Roselle Sewerage Authority, so ask whether it has requirements for your type of business. Cleaning and hauling of trap contents may need a licensed hauler, and we tell you if that applies.

Backflow Devices and Protecting Drinking Water

Backflow is water flowing the wrong way, which can pull contaminated water into the drinking supply. Potable water has to be protected from backflow, and New Jersey safe drinking water rules at N.J.A.C. 7:10 may apply to your device.

We repair and replace backflow devices on irrigation, kitchen, and building lines. Required testing schedules come from the water utility and the code office, so ask them what applies to your device. After flooding, a device may need a check. Reported Sandy flooding of 12 to 14 feet at Bayway is a reminder that storm water reaches commercial lines too.

What We Do Not Do

Straight limits save time.

  • Refinery or process piping We do not do process piping at the Bayway Refinery or any industrial process plant. That is specialized industrial work.
  • Fire protection systems Sprinkler and standpipe work belongs to fire protection contractors.
  • Gas utility work We do not work on the utility's lines. Gas smell means leave and call 911 or the gas utility.
  • Large-scale construction plumbing We do not take on new-build rough-in for large buildings.
  • Heating and cooling If the problem is a boiler, ask about boiler repair, and HVAC work belongs to a mechanical contractor.

If you are not sure whether your building fits, call and describe it. We will say yes or point you elsewhere.

Landlords and Small Apartment Buildings

County survey data from 2013 to 2017 lists about 23 percent of Linden units in buildings with three or more units, and another 28 percent in two-unit buildings. For landlords that means shared risers, shared drains, and one clog that affects several households.

When a tenant reports a leak, shut the building or riser valve if you can, and photograph before repair. We coordinate access with tenants through you.

How a Commercial Service Call Runs

The steps look like a residential visit, with more attention to business hours.

  1. 1Get the facts. What is the building, where is the problem, and can you operate?
  2. 2Isolate.We shut off the affected branch so the rest of the building can run.
  3. 3Diagnose and price. You get a clear price before work starts.
  4. 4Repair.Parts go in, lines are tested, and equipment is returned to service.
  5. 5Explain next steps. We tell you what to watch and what to maintain.

What Changes the Price on a Commercial Job

We give a clear price before work starts.

Building type and sizeLonger runs and more fixtures take more time.
Access and hoursWork over a ceiling or after business hours changes scheduling.
EquipmentGrease traps, backflow devices, and commercial heaters each have specific parts.
Permit needsReplacement of supply, sewer, or drainage piping is not ordinary maintenance under N.J.A.C. 5:23-2.7, so ask the Linden Construction Code Department.

Business insurance often covers sudden accidental water damage but usually not the failed part, gradual leaks, or maintenance. Check your policy and ask your insurer. For your real number, call.

Call the Dispatcher About Your Building

Describe the business, the problem, and whether you can still operate. We also work in Elizabeth. The line is open 24/7, and same-day appointments are available when the schedule allows.

What to do before we arrive at a business

Before we arrive, do not let customers or staff walk through standing water near electrical equipment.

  • Shut off the source. Close the nearest valve or the building main, and know where both are before an emergency.
  • Protect people. Block off wet floors and keep staff away from outlets, panels and kitchen equipment near the water.
  • Photograph everything. Take pictures of the damage and stock before cleanup, because your insurer will ask.

Codes that matter in a commercial building

Commercial plumbing follows the National Standard Plumbing Code, New Jersey edition, and potable water protection refers to the Safe Drinking Water regulations at N.J.A.C. 7:10 where they apply. Backflow devices and grease control often have local requirements, so ask the Linden Construction Code Department and the Linden Roselle Sewerage Authority what applies to your building.
